Title: Sales scam, never visit this place — worst experience

Visited Ruia Agro Farms after seeing their project online. Before visiting, we clearly informed their team that our budget was around 400 and they confirmed multiple times that plots were available in that range. They also promised a clubhouse which they said would be functional after monsoon.

But once we reached the site and saw around the project then had a conversation about the rates suddenly the same plots were quoted 700+. When questioned, their sales executive Mr. Rajesh Raj started suggesting we buy a “resale plot” in the same project directly through him under the table instead of through the company. He openly claimed he has done such deals before and taken upfront commission.

What was even more shocking was that he kept forcing and urging us to visit his own personal property in Dahanu where his own bungalow is constructed. He said he would give us plots there in our budget and wanted us to travel there in the same company car he came in, saying it’s just 40 mins drive from the site.

Imagine a company calling customers for their project and their own internal sales team pitching personal projects instead. If we wanted to deal like this, we would have directly worked with local channel partners, not visited a branded project.

He also admitted the clubhouse has not been functional for years and even advised us not to buy through the this builder.

Honestly felt like some ultra-level scam setup. Either the management is completely blind to what is happening or they are knowingly allowing it.

Very disappointing and concerning experience. Would strongly suggest people stay away.

Visited the site on Sunday for organic farm land it was very nice to visit site. There was great to meet the team. Maintaing of farm land was so beautiful to visit and the service which they had provided was wonderful. Today we have booked our own organic farmland. Great team work. We had a wonderful experience at Ruia Farms. The place is truly beautiful, with a serene ambience that instantly makes you feel relaxed and close to nature. The maintenance and overall upkeep of the farm are absolutely commendable—everything is well-organized, clean, and thoughtfully managed.

It was delightful to see such a wide variety of fresh vegetables being grown so well. The individual bungalows are tastefully designed, spacious, and very comfortable, adding to the charm of the property🍃🪾

A special mention to the staff, who were extremely patient, courteous, and knowledgeable. They took us around the entire farm, explained every detail with great enthusiasm, and made the visit even more memorable.

Overall, Ruia Farms is a perfect blend of nature, comfort, and excellent hospitality. Highly recommended for anyone looking for a peaceful and enriching experience.🤍
